Waterproofing, Plumbing & Excavation Experts in Orchard Lake Village

Orchard Lake Village covers about four square miles, and roughly forty percent of that is water. Orchard Lake, Upper Straits and part of Cass Lake surround fewer than 900 homes, many of them big houses on sloped lots with finished lower levels that open toward the water. When a basement leaks here, the job is as much about protecting the finishes as stopping the water.

Orchard Lake Village sits mostly in the water

The village covers about four square miles and roughly forty percent of it is lake. Orchard Lake, the third-largest lake in Oakland County, takes up the middle. Upper Straits Lake and part of Cass Lake fall inside the city line too. Around 2,200 people live here, in fewer than 900 homes.

The land between the lakes was farms and summer property for a long time. Willis Ward, who owned Apple Island out in the middle of Orchard Lake, sold off many of the big parcels that became today’s neighborhoods, working from a little brick office on the St. Mary’s grounds at Commerce and Indian Trail. That campus was the Michigan Military Academy until 1908.

Big houses, long walls, finished lower levels

What we see most here is a large house on a sloped lot, walking out toward the water, with a lower level finished as nicely as the main floor. That’s a lot of foundation wall. On a newer house it’s poured concrete, and leaks tend to be at a few specific spots, like a shrinkage crack under a window, a tie-rod hole, or where a utility line comes through. Those are small jobs, and crack injection from the inside handles most of them.

Older houses that grew out of summer places are a different animal. You can find fieldstone or block under the original part and poured walls under the additions, each moving a little differently every winter. The seam where two foundations meet is the first place we look, and it’s often a spot where the drywall was patched years ago by someone who didn’t know why it kept staining.

Why we look before we cut

Drywall hides water well. By the time a stain shows on a finished wall, the water has usually been running along the floor or down a stud bay for a while, and the spot where it shows isn’t where it’s getting in. We trace it with a thermal camera and a moisture meter, then open the smallest hole that proves it. Slower than tearing off a whole wall. Much cheaper to put back together.

The lake side of the house

Lakefront lots drain toward the lake, and the water table rises toward the shore, so the walls nearest the water and the side walls stepping down the hill carry the most pressure. On a high-end finished basement we’d rather fix this from outside when access allows, with an excavated membrane and new footing drains, because it keeps water out of the wall instead of managing it once it’s through. Our exterior waterproofing page explains the process.

When patios, pools or a tight setback make digging impractical, interior drain tile and a good sump system do the job without disturbing the yard. It’s a fine answer. It just means accepting that some water reaches the wall and gets carried away underneath.

Either way, keep roof and driveway runoff away from the walkout. A lot of lake-side wet spots start with one downspout. On the bigger houses here, with long rooflines and multiple valleys, a single corner can collect a surprising amount of water, and if that corner drains toward a window well or a patio sloped the wrong way, it’ll show up inside within a storm or two.

Orchard Lake Village Services FAQ

Get answers to the most common questions Orchard Lake Village homeowners ask about our waterproofing, plumbing, and excavation services.

Have More Questions? Call Us
Usually not. Plenty of village homes have lower levels finished as nicely as the main floor, so we start with a moisture meter and a thermal camera, which shows cold, wet areas behind drywall without opening it. Then we cut the smallest opening that confirms what's happening. If the answer is interior drain tile, only the floor along the affected walls comes up. Sometimes the problem is outside and nothing inside gets touched.
It takes planning. We pick the side of the house with the best access, keep dirt piles back from the shoreline, and put up silt fence before a shovel goes in. Sprinkler lines and landscape lighting get marked first. Expect the dug area to look rough until the backfill settles and it's regraded and seeded, which usually takes part of a season.
The lake side is lower and closer to the water table, and the whole yard drains toward it. On a walkout, the back wall is mostly above ground, but the side walls step down into the hill, and that's where water collects against the foundation. We often find the wet spots where those side walls step down, not on the lake wall itself.
Yes. It's about 40 minutes from our shop, out M-59 and down Telegraph or Orchard Lake Road. We take emergency calls through the night, so a lower level taking water at midnight still gets a truck. For regular estimates we're scheduling from 8am to 8pm every day, weekends included.
It can. Orchard Lake became a village in 1928 and a city in 1964, and some homes near the water began as seasonal houses before being rebuilt or expanded. Additions often sit on a newer foundation butted against an older one, and that seam is a common leak. We figure out how many foundations are under the house before recommending anything, because each section may need different treatment.
We'd still put one in. A generator keeps the power on, but pumps fail on their own too, and a float switch can stick with the power running. Our usual setup is a primary pump, a battery backup pump on its own switch, and a high-water alarm. With a generator, the primary runs on it and the backup covers a jammed or burned-out pump.
Less than people expect, but it's real work. We wall off the area with plastic, run air scrubbers, and cover the floors we walk across. The concrete along the affected walls is cut out, a trench is dug to the footing, pipe and stone go in, and new concrete goes back. Most of the dust stays inside the plastic. Trim and drywall along those walls usually need to come off and go back.
Yes. It covers materials and labor and transfers to the next owner. On higher-value lakefront sales, buyers' inspectors look hard at lower levels, and a documented system with a transferable warranty answers a lot of questions before they're asked. We give you the paperwork and a plain description of what was installed and where.
It is, through Enhancify. Exterior excavation on a large house is a bigger project than interior work, mostly because of wall length, depth, access around patios and landscaping, and what has to be put back. The estimate is free and lays all of that out so you can compare options.
