Waterproofing, Plumbing & Excavation Experts in Grosse Pointe Farms

Grosse Pointe Farms is really two sewer towns. The Lakeside District was separated around 2000, while the Inland District behind Kercheval and Chalfonte still runs on a combined system, which is a big reason some Farms streets flooded in June 2021 and others stayed dry. Which side of that line your house sits on changes what we'd do first.

Grosse Pointe Farms has two sewer systems, and it matters which one you’re on

Ask ten Farms homeowners about the June 2021 flood and you’ll get two very different stories. Some lost everything in the basement. Some never saw a drop. A lot of that comes down to a line on the city’s sewer map.

Back in 1999 and 2000, the Farms separated storm and sanitary sewers in its Lakeside District, the part of town closer to the water. Rain goes one way, sewage goes another. The Inland District, back from the lake toward Mack, stayed on a combined system where both share one pipe. The Inland side also has no emergency release to the lake, so the pumps have to move everything. On a night when the rain gauges in the Farms were among the highest in the region, that’s a lot to ask of a pump station.

The city is now building a new storm sewer to separate the Inland District too. The route runs from Chalfonte and Moross, under the Country Club of Detroit, down Kercheval to Tonnancour Place and out to the lake. It’s a good project. It still stops at your property line.

If you’re on the Inland side

Treat the sewer as the main threat until the separation is finished and has been through a few big storms. That means a camera inspection of your lateral and a backwater valve on the main drain. The colonials and Tudors around the Hill and the side streets off Kercheval mostly date to the 1920s and 1930s, so the laterals are clay and the street trees have had a century to find the joints. We’d rather fix a root-packed joint now than have it be the reason a valve can’t seat later.

If you’re on Lake Shore Road or near it

Here it’s groundwater more than sewers. The estate homes along Lake Shore Road and the streets running down to it sit on heavy clay with the lake right there, and the water table rides up and down with Lake St. Clair. These houses tend to have deep basements, sometimes with wine rooms or full living space below grade, and the walls are under steady pressure from wet soil.

The good news is room. A lot of Farms lots are wide enough to get a small excavator along the foundation, and on a house like that we usually lean toward exterior waterproofing. Dig to the footing, clean the wall, put on a membrane, lay new footing drain in stone, and backfill properly. It’s more disruption for a few days, but it stops the water at the wall instead of managing it after it’s inside.

Interior drain tile still makes sense when there’s a porch, an addition or a heated driveway in the way. We’ll tell you which walls we can reach and which we can’t.

Pumps on the big houses

A deep basement near the lake can run its sump for days after a storm. If that pump stops during a power outage, and storms bring outages, the water comes up fast. On any house with a finished lower level we’d put in a backup pump, either battery or water-powered, and an alarm that reaches your phone. The Farms council spent time after 2021 working with DTE on power to its own pump station. Your house deserves the same thinking.

Sometimes it’s simpler than all that

Not every wet corner in the Farms is a sewer or groundwater story. A downspout dumping next to the foundation, or a patio that’s settled toward the house, can put more water against one wall than any storm. If that’s what we find, we’ll say so, and the fix may be a downspout extension and some regrading instead of a waterproofing system.

Grosse Pointe Farms Services FAQ

The city draws the line, and its public works department can tell you by address. Roughly, the Lakeside District is the lake side of the city, which was separated into storm and sanitary pipes in 1999 and 2000. The Inland District, farther from the water, is still combined. We'll also figure it out on site by looking at where your downspouts and footing drains go, because that tells us how your house actually connects.
The separation project for the Inland District, which runs a new storm line from Chalfonte and Moross under the Country Club of Detroit and down Kercheval to Tonnancour, should cut the load on the combined pipe a lot. It won't fix a cracked lateral or a leaking wall in your house. A backwater valve is still worth having, especially if you finished the basement.
Not necessarily. The Farms actually recorded some of the highest rainfall totals in metro Detroit that Friday, and damage varied block to block depending on the district, the depth of each basement, and what was plugged into each house's drains. Some houses were lucky that night. One reported count put Farms flooded homes at about 1,300. If you're on the Inland side, plan as if it can happen.
The water table along Lake Shore Road follows the lake, and the clay near the shore stays wet even when the lawn looks dry. Deep basements on the big estate lots sit right in that wet zone. Damp walls in August usually point to hydrostatic pressure from groundwater, not rain, which is why we look at the footing drains and the sump before blaming the gutters.
Usually, yes, and the bigger lots in the Farms make exterior work far more practical than in the tighter Pointes. We map out beds, irrigation lines and walkways before we dig, stockpile soil on tarps, and backfill and compact in lifts. Mature plantings right against the wall are the hard part, and we'll talk through which ones can be moved and which can't.
Our shop is in Shelby Township, about 40 minutes from most Farms addresses by way of I-94 and Moross or Vernier. Emergency calls for flooded basements and sewer backups get answered 24 hours a day. Daytime estimates are booked between 8 a.m. and 8 p.m., any day of the week, including weekends, which helps if you can't take time off work to meet us.
A snake tells you something is in the way. The camera shows what it is and where. In the Farms we often find roots coming through joints in the old clay lateral near the big street trees, or a sag that holds water. Knowing the exact spot means we can repair one section instead of replacing the whole line.
Our 25-year warranty covers the waterproofing system itself, materials and labor, and it transfers if you sell. It isn't insurance for your contents, so it's worth asking your insurance agent about a sewer backup rider separately. Many standard homeowner policies leave that out unless you add it.
Yes. We offer financing through Enhancify, and you can see options before you commit to anything. The estimate itself is free, and we write down what's driving the cost on your house, like wall length, depth, access and whether the floor has to come up.
